<p>On 27 July SABC showed us how bad it is in the Berea district of Johannesburg. The area is rundown and plagued by drug dealing and prostitution, but the worst of all is the condition of the apartment blocks where up to five families live in one flat! One of the worst areas in that suburb is apparently, and hold on to your seat now; Prospect Rd and Fife Ave! Strange names for an area like this, or maybe not?</p>
<p>I looked at the website of a certain “property investment education” group who punted these areas heavily a few years ago. They even organised property safaris with busses and took prospective investors on guided marketing tours to these areas, but I see on their website they converted their advice and now they sell townhouses in Ferndale, Randburg. Great move guys! A few years ago these same guys bad mouthed me about my criticism on CBD areas and they said the TREOC Way is not sustainable, but now they shamelessly follow us. A strange world indeed!</p>
<p>It will be interesting to know how many of our readers followed the advice of these kinds of “property investment education” groups and bought flats in these nightmare areas. </strong><br />
With more than 25,000 people having attended my Treoc seminars since 2003, I’m starting to become a bit of a celebrity these days. People recognise me on the street, and a lot of them come up and talk to me. The conversations usually start like this:</p>
<p>“Hi Coert, I am Joe Soap. I know you won’t remember me, but I attended your seminar in 2005, and ever since then I’ve been on the Treoc Way.” </p>
<p>In case you don’t know, the “Treoc Way” is the name given to the method that I use for my investments and businesses. </p>
<p>When Joe Soap and I get talking, I’ll often quickly realise that he’s not on the Treoc Way. He may be doing some things according to the Treoc Way, but not everything. If that’s the case with you, then you are not on the Treoc Way. I have no problem with people using some of my methods and not others. I also have no problem with people adapting my methods to fit their own unique needs. You’re free to do things just as you please, but then the fact is that you are not actually on the Treoc Way, because the Treoc Way is a holistic method. You cannot be 50% on the Treoc Way. Just as you can’t be 50% pregnant! You either are pregnant, or you aren’t. You either are on the Treoc Way, or you aren’t.</p>
<p>In the past years, and especially during the recent recession, some people lost everything; sometimes these people, if they’ve already been on a Treoc seminar, will then say that the Treoc Way doesn’t work. In all these cases, like the infamous Surf Trust of Werner Britz, which the media wrote about last year, we find upon further investigation that, without exception, they were not 100% on the Treoc Way – and that the part where they deviated is the part that was responsible for their woes. In Britz’s case he lied about his income and completely over-exposed himself. He broke the basic ethical and affordability rules of the Treoc Way. A more common deviation that I encounter is where someone has their structures set up correctly and they buy and manage the correct properties according to the Treoc Way, but their assets are still all in their own name. This is also not the Treoc Way. Definitely not!</p>
<p>I’m not going to go into all the aspects of the Treoc Way now, because we handle that in the <a href=" http://www.treoc.com/modules-tw "> TREOC Way Training Manual,</a> but I would like to give you the following short list of questions, which you can use to determine whether or not you are on the Treoc Way:</p>
<p>1. Are you an active Treoc Platinum member?<br />
2. Do you keep strictly to the stipulations of the TREOC Way Training Manual?<br />
3. Have you attended our Financial Freedom Seminar?<br />
4. Is your double structure in place?<br />
5. Are all your paid-up assets in your family trust?<br />
6. Have you appointed Treoc’s independent trustee to all your trusts?<br />
7. Do you use the Treoc Investor software for your deal and portfolio planning?</p>
<p>If you answered “no” to any of these questions, then you are not on the Treoc Way. If you answered “yes” to all of them, then you can call yourself a Treocian and you can look the world in the eye without fear!</p>
<p>I’m not aware of any Treocian for whom the Treoc Way doesn’t work. Even Treocians who lost their jobs, income or businesses during the recession did not lose any assets. Not one single Treocian’s family trust has ever been sequestrated!</p>

<p><em>“TREOC Rule: Asset Trusts NEVER sign surety for liability trusts or entities.” </em>The TREOC Way Training Manual &#8211; Mod.3 Ed.1 Par.1.7 </p>
<p>With our banking industry still being crippled and not having enough money for everyone, it’s essential to be wide awake when you do bond-related business with them these days. They’re asking for information that they’ve never asked for before. </p>
<p>The banks want to know whether the institution providing you with the income is in a position to pay that income on a sustainable basis. Many of our members who started operating according to the Treoc Way many years ago are already earning good money; they use the regular distributions that they receive from the family trust as part of their income declaration to the bank when they apply for bonds in the property trust. The banks then investigate the family trust’s business and if they are satisfied that it’s sustainable they will grant the bond. The problem, though, is that they then require the family trust to sign surety. These surety documents are sometimes unobtrusively added in amongst the pack of documents that you sign at the transferring attorney – and some people sign them without realising that they are making the biggest mistake of their lives.</p>
<p>The trust or entity in which the family assets are kept may never, under any circumstances, be burdened with debt or sureties. If you do this, you might as well just do everything in your personal name, because even if you have a trust it won’t help you at all if the banks mess up again and cause an international financial crisis. They will take everything from you!</p>
<p>Let’s quickly look again at how it should work. It works this way all over the world. When you apply for a bond on a fixed property, the institution to whom you’re applying will make sure that the property is worth more than the loan. They will also make sure that the borrower has the necessary income capacity to service the bond payments. So what is at issue here? The property and your income! <p>Over the last few weeks we’ve presented the Live Commodity Trading Sessions with great success at exclusive Platinum functions across the country. Our Platinum members love it, and many of them have already started trading actively and making money. </p>
<p>I’ve received plenty of requests from readers who are not Platinum members, who’d like to also get hold of this information. This puts me in a very difficult position, because my first duty and responsibility is towards my Platinum members. They pay a monthly membership fee of R200 to get access to this kind of information, plus a lot of other opportunities and benefits as well; but true to my nature I’d really like to share everything with everyone, and I think I have a solution for this problem. I’m going to try the solution on a new roadshow, and then I will decide, based on feedback from our members, whether it’s something that we can do more often.</p>
<p><strong>The solution</strong></p>
<p>We are launching a roadshow that will be called the Cash &#038; Wealth Roadshow. At this event we will present the Live Commodity Trading session and show people how to generate quick returns on cash. For example, at the Platinum function on 24 June in Pretoria we made a return of 18% within 5 minutes, with real money on direct live trading! The commodity we used for the deal was oil. <p>So I think it will also give Platinum members, who have exclusive access to the Treoc Investor Software, the opportunity to sharpen their skills; and of course, it’s also an ideal opportunity to introduce non-members, family and friends to the software and the Treoc Way. At the same time the non-members will get the chance to take part in the Live Commodity Trading session.</p>

Today I’m in the mood to once again say it like it is, or as they say, to call a spade a spade. Some people think it’s a sin to be rich. Others think it’s impossible for ordinary people to make money. Both are nonsense!</p>
<p>Most people have been misled for generations by the money powers. The money powers want you and your descendants to stay poor and dependent on their useless savings plans, endowment policies and pension products. I’ve written about this a lot already and I’m not going to bore you again with my anti-insurance industry tirades. Let’s rather look today at how we can put an end to the senseless way of thinking that has been inculcated into the minds of ordinary people by the money powers over many decades. How do we get out of the rut that didn’t work for our forefathers and certainly isn’t going to work for us or our descendants either?</p>
<p>As far as I’m concerned, the church is the biggest destroyer of wealth. They make it sound as though the poorer you are the holier you become. Meanwhile the church itself gets richer and richer. The richest institutions today are the churches, with the Roman Catholic Church leading the pack; but they tell their members that a rich man cannot have eternal life!</p>
<p><strong>“But remember the LORD your God, for it is he who gives you the ability to produce wealth, and so confirms his covenant, which he swore to your forefathers.” </strong><br />

<p>God entered into a covenant with our forefathers that they would create wealth. So it is God’s commandment and your duty to create wealth. It is not a sin. It is a sin not to carry out God’s commandment, though. </p>
<p>The Bible also says that many are called, but few are chosen. So we can assume that many people will not carry out God’s commandment. These are the so-called underprivileged. Have you ever thought about who takes care of the underprivileged? They would have been far worse off if the so-called “rich” didn’t care for them. Yes, the rich give tithes to the church. The rich contribute to charity funds. The rich pay more than 80% of all tax. </p>

<p><strong>“We cannot understand how people can blindly believe everything they hear or read and then invest hard earned money into something they know nothing about. If your friend tells you about a friend of his with an excellent little business who needs R200,000 capital for a new machine he wishes to buy, and that he will give you shares in exchange for the money, will you give your friend the money to give to his friend? Certainly not! You will ask your friend to introduce you to his friend. You will do a proper due diligence exercise on his business and if you like what you see, you will invest. That is the right way! If that is the right way, why do so many people put their money blindly on the stock exchange after they receive “tips” about certain shares etc? You should approach the stock market or the property market with the same diligence you approached your friend’s friend’s business.” </strong>(Treoc Way Training Manual &#8211; Mod. 2 &#8211; Par. 1)</p>
<p>The reason for this problem is pure laziness and stinginess. Some people want to make money, but they are not prepared to put in any effort. Some people are prepared to spend big amounts on an investment where they have the risk of loosing it all, but they are not prepared to spend a small amount on educating themselves or investigating the risk.</p>
<p>Guys, rather stay away from investments if you are not prepared to do it the right way.</p>
<p>Last week in Durban one of the attendees said to me during tea brake; “ Coert if  only I came to your seminar before I bought the wrong properties last year on which I lost almost all my money”. <p>Bafana lost against Uruguay. The day before they played against Uruguay everyone was predicting how they will win because they are now better than ever with more than 10 consecutive wins . Carlos Pereira was praised as the best trainer. Immediately after they lost everybody were convinced they are the worst Bafana team ever and Carlos Pereira should never have been the coach. Amazing how fast things can change! </p>
<p>It makes me think of business. During boom times when it is easy to do business we think we are the best and everything we touch turn into gold. Then the recession strikes and we feel we are the worst business people ever.</p>
<p>That is not what it is! In good times we neglect the basics and in difficult times when we are tested, we do not even remember the basics. Maybe we never even knew it in the first place. In a boom time, any fool can look good. Make sure you learn and practice the basics of business and you will always look good!</p>

<p>Due to the vast distribution of our Treoc network, which stretches across geographical, financial and social boundaries, I am often offered opportunities that for various reasons I cannot discuss with the database – reasons such as time limitations, sensitivity of the information, and so on. <p><strong>Investment course</strong></p>
<p>Most of our members know about our popular Financial Freedom Seminar, and know that it’s the only one of its kind. On this seminar we teach people how to create wealth using other people’s money, and how to protect this wealth with our famous double trust structure. Over the years we’ve received many enquiries from members overseas who would like to do the Treoc property seminar, but aren’t able to travel to South Africa for it. We initially thought we would be able to solve the problem by taking the seminar to them, but found that that wasn’t the best solution.</p>
<p><strong>Business course</strong> </p>
<p>Over the past few years, with the help of experts we developed an outstanding business course, and our Treoc Academy has already presented it with great success. The feedback that we received about it was fantastic. Course attendees compare it to an MBA. It is a practical course that has a direct positive influence on your business’s bottom line. Course attendees have seen improvements of up to 300% in their profits! The problem with this course is that it consisted of 12 full-day sessions, which resulted in a high cost. The course material, venue and presenters’ costs made it very expensive. We’ve also had a lot of interest in this course from overseas.</p>
<p><strong>The Treoc Way Training Manual</strong> </p>
<p>With our new Treoc Way Training Manual we’ve eliminated the logistical problems and associated high costs of both courses. We’re combining them and making them available as a self-study model. This means that a member in Iraq, for example, where we have a lot of members, by the way, will be able to learn and study the full Treoc Property and Business Way. As any student knows, no written text can ever replace the lectures of a teacher, and therefore this course is by no means a replacement for the seminars and the business course. It does contain all the information, though – in fact, even more than you would get at the presentations. Although the Manual covers the same subjects as the Seminars and they complement one another, the focus of each is totally different. It is recommended that you do both forms of training. It doesn’t matter what order you do them in, though; and either one of the two will give you enough information to fully understand and practise the Treoc Way. </p>
<p>Another benefit of the Training Manual is that it exposes property investors to business principles that can be applied very fruitfully to their property portfolios, and exposes businesspeople to investment methods that far surpass the big money powers’ useless products.</p>

After my recent article about how the banks don&#8217;t have money anymore, we received lots of suggestions from members and other interested parties. Most of the suggestions were useless &#8211;  such as organisations offering us a “solution” where they&#8217;d lend us a rand for every rand we invested with them. That&#8217;s ridiculous! But there were a few suggestions that did indeed have merit and we&#8217;re busy investigating those further.</p>
<p>One suggestion that had merit was the founding of our own listed property fund. But to be able to do this we would have had to put at least 1500 houses in the pool to start with. I tested how our investors felt about this with the article “Our own listed property fund”. But the feedback following that article showed that our investors prefer to own and manage their properties directly; only a handful of investors were prepared to participate. This isn&#8217;t a disappointment to me, because it shows me that our investment methods are working for our clients – and that&#8217;s the most important thing to me. So, maybe it is not worthwhile to investigate that route any further unless we can start a fund from scratch and I am looking into that at the moment. However, I want to thank all the people who responded on that mail and especially the people who are willing to put their properties in the fund. If we can start the fund, we will be in touch with you again.</p>
<p>The fact that the majority of our existing investors are happy with their portfolios still doesn&#8217;t solve the problem we have with regard to the acquisition of new bonds, though. The banks are making as though they have money, but it&#8217;s common knowledge that they still don&#8217;t have enough money to provide for the needs of investors. They&#8217;re focusing on affordable housing and first-time home-buyers instead. After that, if there&#8217;s anything left, it&#8217;s the turn of investors. Our only long-term solution is to establish our own bank. </p>
<p><strong>The founding is underway!</strong></p>
<p>In the next few paragraphs I&#8217;m going to tell you about the new bank that we&#8217;re busy founding, but I&#8217;m not going to share our secrets with all of you. The secrets will be shared only with Platinum Members, because we know from experience that our competitors are also subscribers to our newsletters and that they will immediately try to copy us.</p>
<p>At a meeting on 23 April 2010 in Pretoria, we officially began the process of founding our own bank. The meeting was attended by invited members and addressed by a senior representative of the relevant South African Reserve Bank&#8217;s approved governing body. On the basis of their advice and requirements it was decided that the bank will provide services exclusively to our Platinum Members. <strong>All Platinum Members will automatically become shareholders in the new bank.</strong> The cost for this will be borne by the Platinum Club. This is enormous added value on top of the existing benefits of Platinum membership. By the way, I received many suggestions from our members about the name of the club since I wrote about the changes in the club a while ago. Most people want it to be known as the Treoc Platinum Club. So be it then.</p>
<p>Since this bank will be an exclusive private bank, we will avoid the tremendous costs that are usually associated with founding a bank, which is why it&#8217;s possible for a group like us to be able to do this. This is also why we&#8217;ll be able to pay higher interest on deposits than the commercial banks, and why we&#8217;ll be able to develop products such as interest-only bonds with balloon payments in order to entirely eliminate initial shortfalls. The commercial banks&#8217; enormous overheads make it impossible for them to compete with a private bank in this area. </p>
<p>As already mentioned, the licensing conditions require us to restrict the bank&#8217;s dealings exclusively to our closed group of clients. Therefore in future we will be communicating only with Platinum Members about the bank&#8217;s business. Another reason for this is that every Platinum Member has signed a copyright protection agreement – and this is a copyright that we&#8217;re going to protect with the full might of the law. The Insider Newsletter containing comprehensive information has already been sent to all Platinum Members. Make sure that you&#8217;ve received it and make sure that you protect the information!</p>

<p>That&#8217;s how a certain feared liquidator advocate refers to me. What a compliment!</p>
<p>What is this fearlessness of which he speaks? Because I&#8217;m not really that fearless. For instance, I&#8217;m scared of bad tenants, snakes, and some other scary things that I&#8217;m not going to talk about now. This fearlessness of which the advocate speaks has nothing to do with those types of fears, though. He is referring to Financial Fearlessness. </p>
<p>There are so many motivational books and courses that are capable of motivating people and getting them worked up until they&#8217;re frothing at the mouth. The problem, though, is that the motivation never lasts for very long. Zig Ziglar says motivation is like taking a bath. You have to do it every day. Yes, I think it would suit motivational speakers like old Zig if you went to his sessions daily, but it would cost you a fortune, because Zig is not cheap. Even if you could afford it, it wouldn&#8217;t make much difference to your life. You&#8217;d be permanently living in an artificial world.</p>
<p>Oprah Winfrey says, “It is not what you fear that has the power, it is the fear itself that has the power.” Wise words!</p>
<p>If you&#8217;re not able to eliminate the cause of your financial fear, you will have to get help on a daily basis to make the fear bearable. If you are kept going artificially you won&#8217;t be successful, because the world out there is not artificial. It is very real when things go wrong and the liquidator takes your car and furniture, or when you discover one day at age 65 that you don&#8217;t have a pension and that the children see you as a burden. When these realities take hold no artificial motivation is going to save you from the anxiety, depression and struggles that they bring.</p>
<p>People are not indifferent toward these realities. Rather, it&#8217;s a case of them not knowing what to do. For most people, these realities are the terrifying fear they carry around with them in their subconscious. This paralysing fear is why people can&#8217;t escape from their rut of just existing. They just grind on, every day doing the things they know, the things their forefathers did. If you do things in the same way as they&#8217;ve always been done, the result will be the same as it&#8217;s always been too. Remember that!</p>
<p>Last week I was invited to speak on SABC’s popular 3 Talk with Noeleen and again I became aware of the terrible fear people have. As I said to Noeleen and to the nation, it can be fixed. The fear can be eradicated. Yes, it&#8217;s easy to say these things on TV, people sometimes say to me, but we are ordinary people and we don&#8217;t know what to do about the problem. Don’t worry, I will help you!</p>
<p>Some businesspeople have already taken the step of doing something about their lot by starting a business, but fear holds them back &#8211; the fear that they could lose their businesses if things go wrong. So they stay small one-man operations forever.</p>
<p>I&#8217;ve been in the risk management business for 29 years already and I know for a fact that the fear of “losing everything” is the biggest risk and stumbling block for most people. If you can effectively eliminate that risk and liberate the mind from fear, then that age-old creativity comes to the fore. I have frequently seen small, scared little people turning into big fearless, successful entrepreneurs overnight.</p>
<p>There is no better liberator and catalyst for creativity than the knowledge that you cannot lose anything. Let me complete the liquidation advocate&#8217;s description of me to illustrate this. “How does Mr Fearless Coert Coetzee put it? &#8230; they can sequestrate me today and tomorrow I shall be living in the same house and driving the same car.” Those are the advocate&#8217;s exact words.</p>

			<content:encoded><![CDATA[<p>Dear Fellow Property Investor</p>
<p>As you know, an investment in residential properties like the Treoc type of entry level townhouses in security estates, is one of the best methods available to accumulate wealth and to provide for one’s own retirement with minimal property market risk.  The reason for this is simple, although not everyone understands it:  Use other people’s money, like the banks and tenants, to pay for your investment and use other people’s time, like the property managers we recommend, to manage your investment.  The wealth or return on your own investment, is created by the combined effect of the gearing, using the bank’s money, and the growth in the value of the property.</p>
<p>The property market in the market segment that Treoc recommends, will reward you handsomely provided you are in it for the long run.  This is not a “get rich quick” method to acquire wealth.  It requires patience and a long-term investment horizon.</p>
<p>The property market does however at times provide different levels of returns depending on the specific market location.  For example, the rental escalations or growth in property values may be different in Johannesburg and Port Elizabeth during a particular measuring period.  In extreme cases, which should not happen provided that the properties are acquired and managed on the basis that Treoc recommends, a particular location can at times provide for negative returns for a long period or the rental demand can plummet, if for instance a major employer in the specific area disappears.  This is however part of the risk that a property investor is faced with and this risk should be managed using the methods and techniques that we recommend.</p>
<p>The above is not new information; it merely summarises the reasons why entry level residential property is such a good investment and describe the risk that exists due to the location of one’s property portfolio.</p>
<p>At Treoc we are always exploring different ways to provide new opportunities for our loyal members.  We are currently exploring a new form of property investment based on the tried and tested methods that we have been advocating since 2002 and that we have followed ourselves long before that.  I am going to explain it in simple language – do not be offended or feel that I am underestimating your intelligence.  </p>
<p>Treoc is investigating a different property ownership model in the form of a separate residential housing property fund in a new company that owns properties and that runs it’s property business on a similar basis that Treoc recommends that it’s members do.  This will operate in a similar way as the listed Property Unit Trusts (PUTs) and Property Loan Stock companies (PLS’).  The difference being the amount of gearing we plan to follow according to the Treoc methodology, and the Treoc type of properties we plan to acquire.  There is currently no residential property fund available to invest in as the PUTs and PLS’ invest in commercial and industrial properties.  Currently, the only method available to investors to acquire residential property market exposure is direct ownership or via syndication.  The housing fund will be a first of his kind in South African and Treoc will lead the way although this will be followed by people trying to copy our unique business model.</p>
<p>This Fund will follow the same process that you as an individual property investor follows:  Buy the right property in the right area, obtain external finance and appoint a property manager to manage the property.  The Fund will however provide the following added benefits:</p>
<p>1.	Diversification of assets and location risk</p>
<p>The Fund will own a number of properties in different locations. For example 1500 different sectional title units across the country and in different suburbs in each town that we decide to add to the portfolio.  The benefit of this is that a downturn in a specific property location will be shared amongst all investors.  If an individual investor owns a property in an area where the property market is not performing, that investor will be exposed to the full risk. 			<content:encoded><![CDATA[<p><strong>What do Business and Provider Trusts have in common?</strong></p>
<p>Scroll down to the second article in this letter for my view on our Investment Future in the country after the incidents of the long week-end, but firstly it is about the topic of the day, cashflow!</p>
<p>Most people know the Treoc Way, which continually “milks” capital growth on a certain type of property. By the way, the sustainability of the Treoc Way is being questioned these days, because some people aren’t able to “milk” the properties that they bought a year ago. These critics know nothing about the Treoc Way; or, if they have attended a seminar in the past, they’ve probably forgotten that we only milk the “cows” about every four years. Even recently, during the worst property slump in many years, it was still possible to refinance, because all Treoc-type properties were worth more than they had been four years before.</p>
<p>Another aspect of the Treoc Way that critics conveniently miss is that you need income to be able to get bonds and you need cashflow to service shortfalls, if you have shortfalls. I can’t think of a single seminar where I haven’t mentioned this, and even emphasised it. </p>
<p>That brings me to today’s topic: cashflow, and the instruments outside of the Treoc Way that we use for this. </p>
<p>That is a Business and a Provider Trust. Just as many Treocians are still not “aware” of the things that they heard on the seminars, I think that, although we’ve already written and talked a lot about these two cashflow instruments, there are still a lot of people who don’t know about them. These two things can be seen as the factory that makes the fuel for the money-making machine, as I call the property trust that we use for refinancing. Just remember that no machine can run without fuel. </p>
<p>A Business Trust is the ideal cashflow generator &#8211; cashflow that’s used to pay your living costs or to pay for the maintenance of the money-making machine. Once again, as with all our structures, your business will be in a completely separate structure to your assets and liabilities. If it’s correctly structured, you won’t lose any business assets if something goes wrong with the business. This, and a whole lot more, is the information that I personally present at the new Financial Freedom seminars as from April 2010.</p>
<p>A Provider Trust is the income-generating entity that provides for needs like shortfall subsidisation, pension requirements, university costs or whatever else you need to provide for. Not all of us can or want to be businesspeople, but the fact is that we’re all going to get old, and the Provider Trust is an entity that’s ideal for everyone (including young people, salary earners and even students) to use to generate an income that can never be lost. That’s right: even if you end up in financial difficulties, you can’t lose your Provider. The trust deed differs substantially from our other trust deeds, and it offers even better protection than our other trusts.</p>

<p>I think it&#8217;s common knowledge that the Southern Cape (George and Knysna area) is the region where the highest number of golf estate developments have sprung up over the last few years. I think it&#8217;s also common knowledge that the Southern Cape is the region where the worst drought in 80 years took hold during the 2009/2010 summer. So what do these two things have in common? Water! And what does this mean for a property investor? Money!</p>
<p>The government already announced several years ago that new golf course developments would have a tough time getting approval. The main reason they gave for this was the fact that a golf course uses a huge amount of water. Whether that&#8217;s true or not and whether the Southern Cape&#8217;s water shortage is as a result of the golf course developments or not doesn&#8217;t matter much. What does matter to me as a property investor is the government&#8217;s decision. It&#8217;s a decision that is without a doubt going to make lots of money for the long-term investor. </p>
<p>This decision by the government is going to cause the supply of golf estate properties to drop further and further below demand in the future. It&#8217;s not that supply is decreasing terribly, but rather that it&#8217;s stagnating. The excessive demand is being caused by the fast-growing upper middle-class, which has developed out of the fast-growing middle-class, and all of this is being driven by black empowerment. I see it as opportunity after opportunity after opportunity!</p>
<p>The ultimate status symbol for the nouveau riche is to live on a golf estate. Recently there&#8217;ve been numerous reports about high-up members of the government – even ministers – who are letting their expensive state residences in Pretoria stand vacant because they&#8217;d rather occupy houses in Woodhill Golf Estate in Pretoria. Soon Mr Julius Malema, who is getting rich so quickly now, will almost certainly also want to assert his status with a house on a golf estate.</p>
<p>Another big reason that the supply is going to stay limited is that long-term investors like the rich Europeans are buying their summer houses on golf estates in South Africa. <p>Things are happening fast. After my recent mail <a href="http://www.lightminded.com/2010/02/17/the-banks-have-no-more-money/">”The banks have no more money”</a>,  our members answered to the call and I received many mails with suggestions and ideas. I am busy now with people representing moneylenders in India and Australia amongst others.<br />
Our members introduced me to wonderful entrepreneurs. Some ideas are so wild that even I cannot go along with it. One was to start our own bank and I was astounded to find out how easy it is. We are looking seriously at that one and hopefully I will be able to make an announcement soon. </p>
<p>In the process I have met &#038; partnered alongside a very interesting young man who I would like to introduce to everyone.  I am not going to tell too much now. It will all be revealed at the next member function in Cape Town. Just to tease you a bit; Sean, a fellow property investor like us, has no formal education however being like-minded had set up enough assets by the age of 28 that he never has to work again in his life. Today at the age of 35, his asset base creates ongoing cashflow of hundreds of thousands of rands per month.  Sean is an expert and speaks on “How to Fast Track Creating Annuity Income in the Current Economy.”  I think this is the answer to shortfalls!</p>

<p>1.	Some of the franchisees were not successful property investors themselves, but had to give advice to potential property investors.<br />
2.	Then there were other franchisees who didn’t care much about their members. For them it was just about making money at any cost.<br />
3.	Most of the franchisees had no business experience and so they weren&#8217;t capable of running their franchise businesses successfully – especially not once the recession hit.<br />
4.	A few franchises were very well managed and worked well, but unfortunately they couldn’t survive the recession.<br />
5.	All the franchises, without exception, could not meet the marketing requirements in terms of the franchise agreement.</p>
<p>After Mr Delgado’s departure, Treoc entered into an agreement with Mr Desmond Seeley to solve the franchise problem. <p>This week I have good news and bad news, but let’s kick off with the good news!</p>
<p><strong>Good News!</strong></p>
<p>According to ABSA’s latest Quarterly Report as published on 15 February 2010 the prices in the middle segment of the South African housing market, which is the market in which we invest, grew with 4.7% year on year for 2010! What makes it even more special is the fact that the apartment blocks in the CBD areas of Johannesburg with a negative growth of -11.5% is part of this. Take that out and I am sure we talk double growth figures for our type of properties.</p>
<p>Growth for the last few years were:</p>
<p>2007 – 16%<br />
2008 – 1%<br />
2009 – 5%</p>
<p>This is phenomenal if you keep in mind that it was achieved during the worst recession in 70 years. </p>
<p>The property market is recovering fast and I hope you are part of this party!</p>
<p>Are there still any fools out there doubting the property market? I don’t think so and I rest my case as they say in the movies!</p>
<p>Capital growth of 4.7% can easily be geared to 47% return on investment per annum if the banks only had money!</p>
<p>This brings me to the bad news:</p>
<p><strong>The banks have no more money</strong></p>
<p>This is common knowledge; anyone who has recently applied for a bond or refinancing will know what I am talking about. </p>
<p><strong>What is our solution?</strong></p>
<p>Our investors&#8217; club is looking for an institution to finance the properties belonging to our thousands of clients. A rapidly growing book of R36 billion at a prime rate of 10.5% at the moment must surely be one of the best investments in the world. It&#8217;s also safe, because it is backed by bricks and mortar, in a property market that held up better than any other property market in the world during the recession. </p>
<p>Something else that is important to know for a potential financier is that we are talking here about an exceptionally healthy book, since our investors&#8217; club members are all trained investors with access to specialised property management software. This is why our clients have the lowest default percentage of all groups in the country according to the banks.</p>
<p>Somewhere out there in the world there must be an institution with money who can spot the opportunity of a lifetime, and who chooses to invest their money in a strong and solid economy rather than in something built artificially and on sand, like Dubai.</p>
<p>I am sure our members know someone who knows someone who can finance us. Let&#8217;s look after ourselves for a change! So I&#8217;m putting out a request to our thousands of Lightminded readers:</p>

<p>Contrarily to what most people will believe nowadays is that I am actually an introvert and old friends from the distant past cannot belief that I present seminars and can speak in front of hundreds of people. In the old days it was difficult for me to speak in front of people in my home language and speaking in English was impossible! </p>
<p>How is it then possible that I can do it now as I am doing for the last seven years and even if I have to say so myself, I think I am not too bad! It is actually very simple. <p>I am astounded by the overwhelming response we received to last week&#8217;s message about the Provider trusts. Our readers showed once again that they care about their fellow man, and also that they are aware of the fact that the pension industry is leaving people in poverty.</p>
<p>Just to emphasise the problem again, last week, while I was waiting for the dentist, I came across an old Noseweek from 2008, and the following headlines about the pension industry immediately grabbed my attention:</p>
<p>“Investec’s multi-billion rand pension rip-off”</p>
<p>“Directors ‘assumed’ thousands of elderly were dead – so they could grab their cash”</p>
<p>“The banking group is confident it will succeed in making the pension fund case go away by throwing enough lawyers at the problem”</p>
<p>These kinds of problems are common these days, of course, and that&#8217;s why the response to the Provider trust has been so favourable and overwhelming!</p>
<p>We have already received various invitations to present it to groups and clubs. David de Jager of Polokwane was first, and offered us his 300-seat conference facilities for free. It looks to me like we&#8217;re going to kick off there with the first Provider mini-seminar. I&#8217;ve already started working on my presentation!</p>
<p>The positivity brought about by the good response is contagious, and Kobus Oberholser, Managing Director of Treoc Trust Services, told me that he would be prepared to drop the registration fee for his Provider trust from R3900 to R500, specially for the attendees of the Provider seminar. People, this is a huge gift, and I want to thank Kobus and his team from the bottom of my heart on behalf of all of us! By the way, no-one will be obliged to take a trust through Kobus, but if you would like to, it&#8217;s just become an opportunity that you can&#8217;t afford to miss.</p>
<p>As you know, last week I wrote that I would present the seminar for free if I could get the facilities for free. But I want to change that now. Wait, wait, before you accuse me of all kinds of horrible things, I&#8217;d like to make the following suggestion: I want to ask a charity organisation in Polokwane, as well as in all the other towns where we&#8217;re going to appear, to man the registration table for us on that day, to sell coffee and tea, and to collect an entrance donation of at least R50 per person at the door. Those who would like to can donate more, of course; this income will go 100% to the charity organisation. If we can get 300 people at R50 per person, that&#8217;s R15,000. And they&#8217;ll be able to earn something from the coffee sales as well.</p>

<p>In recent newspaper reports arising from the questioning of witnesses in the liquidation of a trust with the name of the Surf Trust, the following allegations, amongst others, were made regarding Treoc Finance – our bond initiation wing:</p>
<p>–	That the trustee qualified on an income of R17,000 for bond financing to the value of R2,900,000;</p>
<p>–	That I, according to statements made by José Delgado (a former director of Treoc and a trustee of the Surf Trust), encourage members to commit fraud;</p>
<p>–	That Treoc applied on the same day to 4 different banks for financing for the Surf Trust, with the intention of misleading the banks, in that each of them would not have been aware of the other applications;</p>
<p>–	That if ABSA Bank had been aware of the other applications, they would not have approved the bond of R330,000.</p>
<p>In light of these allegations, I called for further investigation. If they were true, this would be completely in conflict with the “Treoc Way”, as our method is known. Any one of the approximately 17,000 people who have already attended my seminars can testify that I place great emphasis on the fact that you must be able to afford the bonds. I believe that anyone who has had their bonds arranged by Treoc Finance will be able to attest to the fact that a proper affordability analysis is done for the client. Treoc Finance&#8217;s analysis instrument is approved by all the big banks; the client declares his financial situation on it, and then signs it.</p>
<p>What bothered me in particular with regard to this specific case was the fact that the client declared his income to Finance by means of an income certificate from his auditor. However, the income did not correspond at all with the income that he apparently later declared to the liquidator after the bank had repossessed his property.  </p>
<p>The following facts emerged from the information that Treoc Finance provided to me:</p>
<p>–	It was not a bond for which Treoc had applied on behalf of the Surf Trust (and not on behalf of the trustee), but a further advance of R118,000 (and not R330,000) pursuant to a bond for R430,000 that was already registered at that stage;</p>
<p>–	The trustee&#8217;s income was verified by his auditor as R36,651 (and not R17,000);</p>
<p>–	The application for the further advance was accompanied by the trustee&#8217;s bank statements and the ABSA Bank form completed by Treoc Finance;</p>
<p>–	Treoc Finance fulfilled all of ABSA Bank&#8217;s requirements at that stage in all respects (and in no way were any misrepresentations made regarding the trustee&#8217;s income and obligations);</p>
<p>–	This further advance of R118,000 was the only bond for which we applied on behalf of the trustee that day (and not 3 other bonds at 3 other banks); </p>
<p>–	As far as our information goes, the ABSA Bank bond of R430,000 was the only bond registered in the name of the Surf Trust at that stage; and</p>
<p>–	Every time that bond financing was applied for for the trust, Treoc Finance was satisfied – on the strength of the income that was verified by the trustee&#8217;s auditor – that they were working within the affordability parameters maintained by us, and when things moved too close to these parameters, the trustee was made aware of this.</p>
<p>I don&#8217;t want to go into more detail at this stage regarding this specific case, since I have been advised that the information could possibly be presented in court as evidence and I don&#8217;t want to interfere with the legal process at all.</p>
<p>And yet something must have gone wrong somewhere, seeing as how the Surf Trust was eventually liquidated. I would very much like to know what it was – as Treoc is not indifferent to the fate of its members and also doesn&#8217;t follow any strategy to make any misrepresentations to any financial institutions, I would like to prevent a repeat of the Surf Trust&#8217;s fate if possible.</p>
<p>One of the possible reasons for the problems that confronted the Surf Trust came to my attention on 28 January 2010 in Somerset West, at the Treoc seminar that took place that day. By the way, this was one of the biggest seminars ever in the Western Cape. (I wonder whether the newspaper reports had anything to do with that?) One of our long-standing members had attended the seminar again on that day, and afterwards she came and spoke to me. 			<content:encoded><![CDATA[<p>Isn&#8217;t it funny how the people who want to make money in a hurry usually end up getting poorer, while those who aren&#8217;t in a hurry get richer and richer? Have you ever wondered where the money that makes the patient people richer comes from? The heading says it all:</p>
<p>Money always moves from the impatient to the patient ones!</p>
<p>This in itself isn&#8217;t news, because I think everyone knows it; but what is strange is the fact that we don&#8217;t want to acknowledge it. Sometimes we do in fact acknowledge it, and we decide to be more patient, but as soon as the interest rates go up or a recession hits we forget this simplest of all investment principles and end up doing things that we&#8217;ll regret for the rest of our lives. We sell our investments! Some of us sell them at such low prices that we might as well just give them away. Why?</p>
<p>The reasons for this centuries-old mistake made by supposed investors are varied, but I think the biggest reason of all is because we get in too heavily when things are going well. It&#8217;s as if we think that things are going to go well forever. We know they won&#8217;t, though, because we&#8217;ve had plenty of bad times already; but during the good times we get brainwashed by overly positive media reports and opportunistic investment advisors. They make it sound as if we&#8217;ll find ourselves terribly far behind everyone else if we don&#8217;t put everything at stake now. We plunge ourselves into debt to try and catch up with seasoned investors who&#8217;ve been practising long-term investment for ages already. Someone one day said to me that her goal was to own more properties than me as quickly as possible. In the process, she built up her portfolio at a pace that scared even me. And I don&#8217;t scare easily!</p>

<p>We introduced this product in January 2009 as the Treoc Pension Trust, but after I received numerous questions on how to ensure growing income to make continuous refinancing possible, I realised that many people do not understand the multiple-use purpose of this trust. Maybe the name was a bit misleading. Therefore I have decided to change the name and content slightly and re-launch it as the Treoc PROVIDER Trust.</p>
<p>I&#8217;ve often written about how suitable a small property portfolio in a trust is as a sustainable pension that keeps pace with inflation. A portfolio like this is also an excellent provider for income and the cost of your children&#8217;s tertiary education. Over the years a lot of our members have set up portfolios with these goals in mind, but in most cases the good intentions have faded and changed, or have been forgotten entirely. I did a bit of investigation and came to the following conclusions:</p>
<p>1.	The pension goals get forgotten very quickly and the trust is then treated like a typical “money making machine” trust where refinancing takes place continually.<br />
2.	As soon as the equity amount becomes substantial, greed takes over in some people and they want to get their hands on it. And they don&#8217;t just refinance the house, they often sell the property to get access to the money.<br />
3.	As soon as the economy weakens, the long-term plans are overshadowed by fear, and bad decisions are made. The result is usually a lot of self-reproach when the market turns again later – as it&#8217;s been doing for centuries already. Then we want to start from the beginning again; but with a pension plan you can&#8217;t afford to start over again each time. Every year later is one year fewer, and when you look again there&#8217;s no time left anymore to build a pension.</p>
<p>A trust that is set up for provision and pension purposes must be treated completely differently to the property trusts or so-called “money making machine” trusts that we talk about at the seminars. To help our members make a clear distinction between ordinary property trusts and provider trusts we have, together with our trust attorneys, designed a trust deed that does not just look different, but is also managed differently. <p>Over the past few months, I’ve been driving around a lot looking for investment opportunities in the farming industry. In the process I discovered something I’d never realised before in all my years of involvement in agricultural risk management. It’s strange how something that you know suddenly acquires new meaning when the penny drops.</p>
<p>Very few farms are investment material, which is actually shocking. Our farmers may well be the best in the world when it comes to farming, but when it comes to business principles and administration we lag far behind the rest of the world. It&#8217;s not that our farmers can&#8217;t handle their administration – in fact they’re quite good at it, because keeping two sets of books for the same business isn&#8217;t easy. It&#8217;s a juggling act, my friend, a tricky juggling act. So if they’re so good at their administration, then you’re probably wondering what the problem is. The problem is a lack of principles – both moral principles and accounting principles. </p>
<p>The principle of keeping two sets of books, which is of course dishonest and unethical, is something that gets passed down from generation to generation. It’s so much a part of some farmers’ lives that the mere suggestion of having their books done correctly, ethically and professionally is met with the strongest objection. In some cases it&#8217;s so much a part of their lives that the dishonesty of it doesn’t even enter their minds anymore. </p>
<p>Let me explain why it&#8217;s not just dishonest, but in fact criminal. Let&#8217;s use one of the simplest examples: it is unlawful to not put cash income through the books. Some people will ask what’s wrong with that. And by the way, it&#8217;s not only farmers who are guilty of this – thousands of business owners do exactly the same thing. Those who are guilty of this think they&#8217;re saving on tax by doing it this way. Friends, that&#8217;s not how it is. You aren’t saving tax money, you are stealing tax money. There&#8217;s a very big difference between saving tax and evading tax. The former is legal, but the latter is a criminal offence. One person told me he’d rather keep the money than give it to the government, because there it gets stolen by crooked government officials. That is wrong! As the saying goes, “Two wrongs don’t make a right.” You can’t steal the government’s money because you’re scared somebody else is going to steal it!</p>

<p>Every time that I make a remark like the one in the heading, there are people who attack me – especially if I say that it&#8217;s easy and that anyone can do it. Some people say I&#8217;m crazy, others say I&#8217;m an idiot, and some even say that it&#8217;s fraud. Lots of people also firmly believe, quite rightly in most cases, that if something sounds too good to be true, then it&#8217;s not true. Perhaps everyone else is right and I am wrong, but can you imagine how you&#8217;re going to kick yourself one day when you discover that I was right? Why don&#8217;t you just listen for a moment to my method before you decide that it&#8217;s impossible?</p>
<p>The numbers speak for themselves – all you have to do is go to <a href="http://www.treocinvestor.com/index.php">www.treocinvestor.com </a> and enter your free login details. Then go to the Shared Investor link and click on the Deals link. There you&#8217;ll see various deals. Click on House 1 and page around a bit. You&#8217;ll see on the Deal Projection page that the return on investment for that house is 204.18% in the first 5 years. That means an average of 40.8% per year. House 2&#8242;s return is 345.34% in five years, or an average of 69.1% per year. Click on the Deal Settings and see whether the assumptions I&#8217;ve used are acceptable.</p>
<p>Now decide whether I&#8217;m mad or not.</p>
<p>The above-mentioned examples assume 90% bonds and that costs will be paid out of your own pocket. That&#8217;s realistic, isn&#8217;t it? Can you imagine if I could do everything, costs included, with financed funds? Most of our members are doing these things without it costing them a single cent!</p>

<p>What is my secret?</p>

<p>This sounds easy, but there are many years of experience and “school fees” contained in the above “secrets”. It started with my investor training in 1989 at the Stock Market Investors’ College. </p>
<p>Early in my investment career I learnt that activity in shares leads to huge costs and losses. It was this same knowledge that I began, in later years, to apply in my property portfolios, with great success. But the fact is that the company or property in which you invest must be very carefully selected to make inactivity work. But if you can get it right, you can travel the world, smell the roses and present seminars. This, as you already know, is the story of my life.</p>
<p>Because of the popular property investment seminars that I&#8217;ve been presenting since 2003, thousands of people already know what my property principles are, but few people know my share principles. <p>The fact that our methods are ground breaking came out in a letter of appreciation from one of our members. She wrote the following letter to Treoc’s CEO:</p>
<p>Dear Mr. Deyzel</p>
<p><strong>RE: Recognition for excellent service rendered by Theo Naude from TREOC Accounting, Pretoria and Hanlie de Boer from TREOC Accounting Randburg</strong></p>
<p>We joined Treoc as Platinum Members in 2007.  At that stage we already owned 5 properties which we were then advised to transfer to the newly created Investment Trust using the usufruct method.</p>
<p>In September 2009 we received notification that SARS was conducting an audit on my husband&#8217;s personal tax returns and the investigating officer specifically requested information relating to the transfer of the properties.  It was explained to her that the transfers were done using the usufruct method, but she insisted that either capital gains tax, transfer duties or donations tax was payable.  Needless to say this caused a great deal of stress and angst in our home.</p>
<p>I contacted Theo Naude at the Pretoria office regarding this matter, and he referred me to Hanlie de Boer in Randburg.  Hanlie was very knowledgeable and even offered to speak to the SARS investigating officer personally so that she could explain to her how usufruct transfers works.  This was a great boost to our morale, as the SARS investigating officer was becoming rather insistent that we owed a great deal of money.</p>
<p>After providing SARS with all the documents that they requested (proof of registration date, property values, transfer duties paid, title deeds, etc.), the investigating officer still felt that there were duties payable.</p>

<p>True to the nature of Treoc, we&#8217;re always seeking and finding solutions to problems. One problem investors are currently facing is that, as a result of the credit crisis, the banks can no longer give us the bonds that we want. After doing thorough research, having long conversations and getting legal opinions, we&#8217;re ready to announce the solution for the property industry&#8217;s struggle with the banks. The solution lies in a very old law, which was last used on a large scale in 1998, when the interest rate was 25.5%. I&#8217;m referring to the Alienation of Land Act no. 68 of 1981, which we&#8217;ll call ALA for short.</p>
<p>ALA regulates the purchasing of property on an instalment agreement, protecting the rights of both buyer and seller. Before we look at the main features of this law and see how it&#8217;s going to solve our problem, we should first have another look at exactly what our current problem is.</p>
<p>In the six years since we started with the Treoc Way, our members have made the most of their resources and have built up large portfolios. Some of our members have since encountered problems, like losing their jobs or their businesses, or even just losing big contracts at their companies. Whatever the case, some people are having financial difficulties at the moment and cannot service their bonds. The only solution for some is to decrease the size of their portfolios, in the same way as a cattle farmer has to decrease the size of his herd when there&#8217;s a serious drought. It&#8217;s easier said than done, though, because the market is flooded with properties and there aren&#8217;t a lot of buyers. Buyers are scarce because the banks are making it difficult for them to buy. </p>
<p>We all know that we currently have the best buyers&#8217; market in many years, but we can&#8217;t take advantage of it because the banks don&#8217;t want to grant bonds.
